Local people. Real accountability.

The right work. A clear plan.
A useful electrical plan begins with the layout, equipment schedule and intended use of each space. Lighting, receptacles, appliances, heating, charging and low-voltage pathways need coordination before rough-in. Late equipment decisions can change capacity and routing after construction is underway.
Utility service, electrical permits and construction inspections are distinct dependencies. The project schedule should account for them alongside framing, mechanical work and finish selections. We clarify the electrical scope and trade responsibilities rather than assuming a builder’s overall schedule guarantees electrical approval dates.

Make the next step a good one.
Review plans, appliance and HVAC specifications, desired lighting and future electrical needs. Establish which design documents and selections are ready.
Assess utility requirements, distribution, circuit layout and routes. Coordinate access and inspections before electrical work is concealed.
Install the agreed devices and fixtures, identify circuits and coordinate the required final electrical inspection. Changes to the original scope are discussed and documented.
Bring the current plans, equipment schedule and construction milestones. Identify who obtains each permit and supplies fixtures, controls and other equipment. For an accessory dwelling or detached building, clarify utility metering and service arrangements early.
Clear expectations. Better decisions.
The electrical design, service requirements, floor plan, circuit count, fixtures, access and construction sequence determine the estimate. A clearly documented allowance and change process is more useful than a single price per square foot that ignores equipment and site conditions.
Your written estimate should identify the equipment, electrical work, access, permits and any separate trades or finish restoration. Ask about anything you do not see included.
Rooted here. Ready to help.
Seattle City Light’s new-service process is separate from local electrical permitting in its territory. Lynnwood projects use the applicable city process, while other addresses may fall under Washington L&I. We confirm the actual jurisdiction and utility rather than treating every King or Snohomish County project alike.
Most electrical work requires a permit and inspection through the authority responsible for the address. We obtain the electrical permit for work we perform when required. Utility-service approval is a separate step when applicable. Washington electrical permit guidance ↗

Share the plans and address so the scope, electrical capacity, utility arrangement and permit requirements can be reviewed.
Only those identified in the scope. The estimate should state who supplies fixtures, controls, appliances and specialty equipment and how later changes are handled.
