Live Wire Electric
Local people. Real accountability.

The right work. A clear plan.
Rewiring is not one standardized package. Some homes need selected circuits replaced; others need a more comprehensive approach. Existing wiring condition, prior alterations, grounding, protection and your planned appliances determine what should be included.
A whole-home project also needs an occupancy plan. Access through walls, ceilings, attics or crawlspaces affects the sequence and restoration work. We explain the difference between electrical completion and the separate work of patching, painting or repairing finishes.

Make the next step a good one.
Discuss inspection findings, current problems and future electrical needs. Identify what can be inspected directly and where concealed conditions remain uncertain.
Plan the replacement wiring, outlets, lighting controls and dedicated circuits. Panel or service work is itemized rather than silently treated as part of every rewire.
Discuss temporary power interruptions, access, inspections and other trades. An occupied home and an open-wall remodel require different sequences.
Bring prior inspection reports and a list of planned improvements. Decide which rooms must remain usable during work. Whole-home rewiring should address documented needs, not assume that every house built before a particular year has the same condition.
Clear expectations. Better decisions.
Home size is only one factor. Wiring condition, circuit count, access, occupied versus vacant work, panel changes and restoration responsibilities can substantially change the estimate. Ask for clear inclusions, exclusions and the conditions that could require a revised scope.
Your written estimate should identify the equipment, electrical work, access, permits and any separate trades or finish restoration. Ask about anything you do not see included.

For a Seattle home with multiple renovations or a Lynnwood house preparing for electrification, the history of alterations can be as important as the original wiring. We plan around your actual structure and the permitting authority for the address, with inspections coordinated before work is concealed.
Most electrical work requires a permit and inspection through the authority responsible for the address. We obtain the electrical permit for work we perform when required. Utility-service approval is a separate step when applicable. Washington electrical permit guidance ↗

Call your local crewSometimes. The existing system and the intended end result determine whether phasing is practical. We discuss which circuits must be addressed together and how the home can remain usable.
No. Condition, materials, alterations and electrical needs should be assessed. A targeted repair or circuit upgrade may be sufficient in some homes; others need broader work.
It depends on the estimate. Electrical access and finish restoration are different tasks. We identify who is responsible for patching and painting before the project begins.
