Live Wire Electric
Local people. Real accountability.

The right work. A clear plan.
An electrician’s assessment is not the same as a municipal permit inspection or a whole-property home inspection. The purpose and scope should be agreed first: investigating concerns, reviewing accessible equipment before an upgrade, or following up on a home inspector’s electrical findings.
Accessible panels, circuits and devices can provide useful information, but concealed wiring may remain outside the inspection. We explain the limits rather than treating a visit as a guarantee that every hidden condition has been ruled out.

Review the agreed accessible equipment and observed conditions. Additional testing or access may be recommended where the initial findings justify it.
Discuss which findings call for urgent attention, planned repair or further investigation. Any corrective work is separately scoped and approved.
Have prior reports and a list of symptoms ready. Arrange safe access to electrical equipment and occupied spaces. Ask before scheduling whether you need a written findings summary, a contractor estimate, an insurance-specific form or a jurisdictional inspection; these are not interchangeable documents.
Clear expectations. Better decisions.
The requested scope, property access, number of systems and required documentation affect the assessment price. A targeted follow-up on one finding differs from a broader accessible-system review. Ask how diagnostics and any later repair are priced.
Your written estimate should identify the equipment, electrical work, access, permits and any separate trades or finish restoration. Ask about anything you do not see included.

For a Seattle home purchase, a Lynnwood renovation or a Bothell addition, inspection goals differ. The permitting authority performs its own required inspections for permitted work. Our contractor assessment helps you understand the electrical work to plan, without replacing the city or state inspector’s role.
Most electrical work requires a permit and inspection through the authority responsible for the address. We obtain the electrical permit for work we perform when required. Utility-service approval is a separate step when applicable. Washington electrical permit guidance ↗

No assessment can establish every concealed condition without access. We identify the agreed scope, observed findings and any limitations or recommended follow-up.
